Cumberland Gardens

Cumberland Gardens are still in under development.

The Cumberland Gardens proposal on Sandgate Rd seeks to construct 46 villas and a community centre.  

The development will contain landscaping throughout and a number of internal open space recreation areas. The villas on the site will be provided on long-term leasing arrangements in order to provide an affordable option for local residents who wish to downsize from their existing homes. An on-site manager will oversee the operation and maintenance of the villages and their facilities.

FAQs

  • How do I secure a villa in the village?

    For villas under construction you will have the opportunity to choose “off the plan” from the villas available for sale at that time. You will be asked to lodge a refundable holding deposit which, as required by legislation, will be held in a trust account until the time you are asked to execute the contract.

  • How do I purchase a villa in the village?

    Prior to the expected completion date of the unit you have chosen, our solicitor will forward a contract to the legal or other representative you have previously nominated. You will be required to execute the contract and pay the first instalment of the entry contribution and have the contract and instalment returned to our solicitor within 14 days of the date the contract was sent.

  • When will I be required to pay my entry contribution?

    Seven days before the date the villa you have contracted to occupy is ready for occupation, our solicitor will notify your solicitor or other nominated representative the amount of the incoming contribution to be paid and the date on which it is to be paid.

  • What happens if I am not able to pay the incoming contribution by the due date?

    In the event you are unable to settle on the due date, the contract you executed will lapse and the villa will be put back on the market.

  • What personal care support is available to me when I am a resident in the village?

    If there is sufficient demand for the service, a registered nurse will be engaged to visit residents in their villas to attend to any medical attention the resident’s require. Attendance for this service will be charged on a user-pays basis.

  • How can I terminate my residency in the village?

    By providing one months’ notice in writing that you wish to vacate your villa, should you terminate your residency in the village you may still be liable for the costs of your villa until a new resident is found for your villa.

  • Am I required to continue to pay recurrent fees after I have left my villa, and if so, for how long?

    You will be required to continue to pay the recurrent fee until such time as the villa you were occupying is re-leased to the next incoming resident.

  • How much is refundable to me or my estate when I leave my unit?

    The amount refundable will be determined by: the number of years you have been in occupancy of the villa, the lease fee paid by the incoming lessee for the villa you were leasing, and the terms of your lease agreement concerning capital gains, any loans, as well as selling and legal fees.

  • How long will it take for the repayment of the monies due to me after I have left the village?

    As soon as the villa has been re-leased and all monies have been paid by the incoming resident our solicitors will release all monies owing.

  • What happens if I need a higher level of care such as hostel or nursing home accommodation?

    In the event your doctor or medical practitioner considers you are in need of a higher level of care you or your family would need to identify a facility in your preferred geographic location providing the level of care that your doctor or the aged care assessment team have determined is appropriate to your circumstances. There are a number of aged care hostels in close proximity to Cumberland Grove.
